Lease terms we work with

Lease lengthSix months to three years. Terms aligned to a grant or programme cycle are common and we will negotiate for them.
Payment scheduleQuarterly, six-monthly or annual. Many Juba landlords ask for a year upfront; we negotiate this where the organisation cannot pay that way.
Break clauseNegotiable — important where funding is not yet confirmed beyond a given date.
CurrencyQuoted in USD.
RenewalWritten renewal terms agreed at signing, so the rate is not reopened at short notice.
Fit-outPartitioning, generator installation and security upgrades can be arranged with the landlord before handover.

Working with your finance and procurement office

Organisations routinely tell us the hardest part of renting in Juba is not finding the property — it is getting paperwork their head office will accept. We work to that standard:

  • A written lease agreement — signed by the landlord and the tenant, in English
  • A formal invoice for our fee, itemised, on company letterhead
  • Payment by bank transfer — we do not require cash
  • Quotations in writing before any commitment, so you can run a comparison
  • A named point of contact — the founder, not a call centre

If your procurement process requires specific documentation — vendor registration forms, tax details, due-diligence questionnaires — tell us what you need and we will complete it.
