Terms of Service
Language: This Arabic translation is provided for convenience. If the two versions differ, the English version is the one that applies.
1. Acceptance
By using this website or engaging our services, you agree to these Terms, governed by the laws of the Republic of South Sudan, including the Land Act 2009.
2. Our Role
Cosmos Real Estate acts as an intermediary agency for sale, rental and leasing of property, and provides property management. We are not a party to the underlying agreement unless expressly stated in writing.
3. Listings
- Listings are verified in person before publication with the verification date shown.
- Details are provided in good faith; availability, prices and conditions may change without notice.
- Prices are displayed in USD for reference; final terms are agreed between the parties.
4. Land in South Sudan
- Under the Land Act 2009, land may be held under freehold, leasehold or customary tenure. Buyers must conduct their own due diligence; independent legal advice is strongly recommended.
- Non-citizens may face restrictions on land ownership and should verify eligibility under applicable law.
- All transactions should be registered with the relevant land registry authorities.
5. Website Data
We record anonymous information about how this website is used — pages and properties viewed, approximate city and country, device type and time spent — so we can improve the service. This includes your IP address, which we keep for up to twelve months. We use no advertising cookies and do not share this information with other companies. See our Privacy Policy for detail.
6. Fees
Our commission structure is communicated before engagement and becomes payable as agreed in your service agreement.
7. Liability
We are not liable for losses arising from inaccurate information supplied by owners, changes in law, customary land disputes, or events beyond our control. Nothing excludes liability that cannot be excluded under South Sudanese law.
8. Disputes
Disputes shall first be addressed through good-faith negotiation, failing which they are submitted to the competent courts of the Republic of South Sudan in Juba.
